Full-lifecycle oversight for hospitality renovation engagements, coordinating architects, interior designers, purchasing agents, contractors, and brand representatives on ownership's behalf. Additional services such as FF&E / OS&E procurement and value engineering consultations are available at agreed rates.

Preconstruction & Specification Review

Active participation from the planning stage, not after drawings are final. Constructability review, value engineering, budget validation, and coordination with architects, engineers, purchasing agents, brand reps, and design teams to catch problems before they reach the field.

Procurement & Contract Oversight

Contractor evaluation, competitive bid analysis, and contract negotiation structured to protect ownership. Purchasing-agent and vendor coordination on FF&E / OS&E buys, scope alignment, and commercial terms reviewed against fifty years of subcontractor relationships and market knowledge.

Model Room & Design Oversight

Model room walkthroughs with ownership, brand, design, and construction teams, verifying design intent, fit, finish quality, durability, and brand compliance. Revisions documented and approved before FF&E production and full rollout, so small issues never become floor-wide problems.

Construction Oversight & Quality Control

Continuous on-site monitoring of all renovation activity. Code and permit coordination, change order evaluation, phased renovation logistics for occupied properties, and proactive identification of delays or scope creep, with full representation of ownership's interests at every project meeting.

Budget & Schedule Management

Independent tracking of project financials and timelines. Invoice review, variance reporting, cost forecasting, and schedule enforcement, so ownership always knows where the money is going and whether the critical path is holding.

Reporting & Stakeholder Communication

Weekly reporting on status, decisions, and risk. Coordination between ownership, operators, brand representatives, design teams, purchasing agents, and contractors, delivered so the people with authority can act in time, not after the fact.

A fully built and furnished mock-up room, walked with ownership, brand, design, and construction teams. Fit, finish, durability, and installation logistics verified; revisions approved before FF&E production begins.

Regular site inspections, budget and schedule tracking, change order review, and stakeholder reporting, continuous through completion.

About

One operation, fifty years running. The scope evolved from residential to commercial to owner's representation, but the work never stopped.

Joseph started in property management and construction: 10,000 apartment units across 26 developments. The business moved into commercial design-build, where he completed over 350 projects across hospitality, restaurant, retail, and medical sectors. As the work scaled into larger and more complex hospitality renovations, the practice shifted to where it is now: owner-side representation and project management for projects up to $400M+.

The company names changed as the focus evolved. The expertise compounded. JMA Partners is the current form of a practice that has been running continuously since 1974.
